House prices rise less than expected - "shaky"

Home prices continue to rise for the fifth month in a row, but much less than expected. It's a slightly shaky increase, says Robert Boije, chief economist at SBAB.

Housing prices continue to rise for the fifth month in a row, but much less than expected.

Housing prices rose by 0.4% in May across the country, according to an index from the state-owned mortgage bank SBAB's real estate website Booli. Overall, prices have risen by 5.9% since the start of the year. The increase that SBAB expects for the whole of 2024 has already occurred – now it's more likely to be a decline – and the total increase is expected to be between 4 and 5%.

The price of apartments rose by 0.5% in May and house prices by 0.4%.

However, in three out of six regions, apartment prices fell, and in two regions, house prices also fell, and Robert Boije describes the price increase as "a bit shaky".

The price of apartments rose mainly in central Sweden and fell in southern and northern parts of the country. For houses, the increase was greatest in Gothenburg, while it fell in central and northern Sweden.

Riksbank's expected interest rate cuts will not drive prices up further in 2024, according to SBAB.
