Housing deals are taking longer and longer

Sales are increasing and prices are rising. At the same time, it's taking longer and longer to complete housing deals, according to fresh figures from the housing website Hemnet.

Sales are increasing and prices are rising. At the same time, it's taking longer to complete housing deals, according to fresh figures from the housing website Hemnet.

"As both buyers and sellers in today's market, it's essential to be aware that it takes significantly longer to complete a housing sale today than it did a couple of years ago," says Hemnet's market analyst Erik Holmberg in a comment.

The average time for an apartment sale was 27 days during the first half of the year. This is an increase from 22 days during the same period last year.

For villas, the sales time averaged 31 days, which can be compared to 30 days last year.

"One contributing factor is that more homeowners are now choosing to sell before buying new. There is also ongoing uncertainty in the market, even though it has improved significantly over the past year," says Erik Holmberg.

Sales times on the apartment market have increased in all 12 of the country's largest municipalities, with Lund being the exception.

On the villa market, sales times have increased in 14 of 21 counties. The slowest is in Gävleborg County, with an average of 44 days.

Housing deals are moving the fastest in Stockholm: 16 days for an apartment sale and 23 days for a villa sale.

The longer sales times can also be linked to a more vibrant housing market, as previously hard-to-sell properties find new owners and enter the statistics, according to Hemnet.
