A landlord in Stockholm hired a private detective to shadow a male tenant who was suspected of renting out his apartment illegally, reports Hem & Hyra.

The private detective, a woman, was tasked with shadowing the tenant in Umeå, where the landlord believed the man had his actual residence in a villa. The shadowing took place on fifteen occasions, and on two of these, she discovered him at the villa in question.

In parallel, the landlord reviewed footage from a surveillance camera in the entrance, which showed that the man had only been there on a few occasions over several months. Furthermore, a neighbor – who has various assignments for the landlord in question – reported that it seemed to be the tenant's relatives who lived in the man's apartment.

Now, the Rent Tribunal has decided that the man will lose his rental contract. The Tribunal does not attach any weight to the private detective's testimony, but believes that the camera surveillance and the fact that relatives have registered at the address prove that the apartment was rented out illegally.
